How to read the signals

This page separates source-backed report details from product descriptions and example data. A source or formula is described as current only when the available report evidence supports it.

Evidence boundary: the only published report record in this checkout is an illustrative Phoenix example. The app’s QA notes classify its values and citation as fixtures, so they do not verify what a live production signal uses. The examples below are labeled accordingly; unknown production details stay unknown.

01 / Scope

What the available report contains

The illustrative report lists three signals: Home price index, Inventory pressure, and Transaction velocity. It attaches one source citation to Home price index. The other two are marked unavailable, with no verified source, value, change, or history.

Brinkward’s marketing describes additional housing, ownership, finance, and household measures. Those category descriptions do not establish which sources feed a currently published signal, so they are not presented here as verified inputs.

02 / Timing

Report cadence is not source frequency

Brinkward describes its report product as weekly. That is the stated report cadence; the repository does not contain production publication history or a scheduled report producer that verifies a fixed weekly release. The illustrative record covers a quarter, with a separate August 25 data cutoff and publication date.

The cited FHFA/FRED series is quarterly. Its observation date in the example is June 30, 2026. The FRED series table timestamps the matching Q2 observation at April 1, 2026, the quarter start (FRED date stamp for Q2 2026). The report stores the quarter-end date, so these are two date conventions for the same Q2 observation. Neither date establishes when Brinkward publishes a report. The source page notes that observations can be revised.

Read the dates separately: report period describes what the report covers; Data as of is the report cutoff; source observation is the latest cited observation attached to that signal. A newer source release does not update a report until a new report is published.

Illustrative report citation

All-Transactions House Price Index for Phoenix-Mesa-Chandler, AZ (MSA)

Publisher: Federal Housing Finance Agency (FHFA), via FRED. The FRED series notes identify FHFA as the originating source and link the Phoenix-Mesa-Chandler metro series directly.

Quarterly; not seasonally adjusted; index 1995 Q1 = 100.

FHFA describes the HPI as a weighted repeat-sales index. The All-Transactions series adds appraisal data to sales-price data.

This citation verifies the identity and properties of the FHFA series, not its use in a live Brinkward production report. No publisher or direct link is attached to the example’s Inventory pressure or Transaction velocity signals. Their source identities remain unverified.

04 / Calculations

What can and cannot be reproduced

Home price index

Illustrative example

The example compares Q2 2026 (517.12) with Q2 2025 (512.77): ((517.12 ÷ 512.77) − 1) × 100 = 0.85%, rounded to two decimal places.

Example only: the report record gives 517.12 for Q2 2026 and 512.77 for Q2 2025. It labels the year-over-year change as Up 0.85%. The index is not a median sale price. FHFA’s weighted repeat-sales procedure describes how FHFA constructs its index; it is not evidence of a Brinkward composite score.

Not verified: The example labels the change “Up.” No Brinkward risk threshold, composite score, or weighting rule is recorded.

Inventory pressure

Unavailable in example

The example report marks this signal unavailable and includes no value, comparison, or history.

Not verified: A source identity, observation period, transformation, threshold, and any combination or weighting are not verified.

Transaction velocity

Unavailable in example

The example report marks this signal unavailable and includes no value, comparison, or history.

Not verified: A source identity, observation period, transformation, threshold, and any combination or weighting are not verified.

No documented rule combines these signals into a single risk score. No Brinkward thresholds, score weights, or production transformation rules are available in the report evidence reviewed here.

05 / Limits

What would make this complete

To verify production methodology, each published report needs its source publisher and direct source link, source observation date, input and comparison periods, and the transformation or threshold used. Any combined score also needs its documented component weights or rule. Those details should be updated when the underlying report method changes.
