A few markets may carry a meaningful share of a private-credit portfolio.
For private-money lenders & debt funds
Brinkward's early-warning signals add explainable market context to lending research—alongside your collateral review, borrower analysis and credit process.

Use a market-level view to guide research—not to replace underwriting judgment.
01 / The lending risk
Collateral, transaction activity and financing conditions can shift on different schedules. A national headline is a starting point, not context for every metro in a lender's book.
A few markets may carry a meaningful share of a private-credit portfolio.
Public housing and finance measures arrive at different cadences.
Research teams need a clear way to decide where to look more closely.
02 / Signals as context
Brinkward organizes explainable early-warning signals by metro to help lending research teams monitor local conditions and identify where deeper diligence may be useful.
Use local indicators as supplemental context around collateral and market exposure.
Review source, measure and observation period where evidence is available.
Apply your team's borrower, property and underwriting standards independently.
Brinkward does not underwrite or approve credit, replace a property-level appraisal, or guarantee a lending outcome.
03 / Public-source evidence
The FHFA/FRED series records a modest year-over-year increase in this house price index. It is public source data—not a Brinkward production signal or customer result.

The series is useful for comparing broad price movement over time. It is not a sale price for a particular home and does not establish how Brinkward combines signals.
The source groups observations by quarter and does not remove seasonal patterns. FRED timestamps each quarterly observation at the first day of its quarter.
The base is 1995 Q1 = 100. A value of 517.12 is an index point reading, not dollars or a median sale price.
FHFA compares repeat transactions on the same properties over time and weights the observations. This helps account for differences in the homes being compared.
This series uses sales-price data and appraisal values, including appraisal data associated with refinance mortgages.
The source-backed Phoenix comparison does not verify Brinkward's production signals. No composite score, signal weights or thresholds are asserted here, and the two public observations do not establish customer outcomes.
